You talk about a match made in heaven: Quince Orchard Park neighborhood, right next to AstraZeneca. And when I say right next to, I mean right across the street from the Kentland - a match made in heaven.

If you work at AstraZeneca and live at Quince Orchard Park, and you need to do your shopping or want to hang out for dinner, drinks, or whatever the case may be, you can walk through it all. What beats Quince Orchard Park?

Quince Orchard Park was started back in 1997, so it's not some old, old, old neighborhood. It's fairly new. You'll find single-family detached homes, townhouses, and condos with bedrooms ranging from 2 to 6 and bathrooms from 2 to 4. The square footage varies between 1,700 and about 4,700 sq ft, offering a range of sizes and options.

The real estate market over the last 12 months has seen 14 sales in the neighborhood, with list prices between $430,000 and about $750,000. Properties closed between $375,000 and about $870,000, and the median sales price is $649,900.

Is there an association? Yes. Is there a fee? Yes. For a single-family detached home, the average HOA fee is about $100 a month. Condos often have a $100 HOA fee plus about another $300 for the condo association fee. This varies depending on the property size, so be sure to check all information before deciding to buy.

So, what's around Quince Orchard Park? AstraZeneca is right next door, and across the street is the Kentlands Lakelands Community. Within the neighborhood, there is Discovery Park, offering a perfect spot for picnics, playgrounds, or just relaxing outdoors.

Discovery Park includes a community pool, basketball courts, tennis courts, playgrounds, and walking paths. And when it comes to dining and entertainment, you're right across the street from the Klin Enjoy.

Talking about the walk score, it is 53 out of 100 - you can walk across the street, walk to work, and enjoy all the recreation activities. The transit score is 36, and the bike score is 59. While there isn't a lot of Ride On bus access in the neighborhood, it's conveniently located between Quin Orchard Boulevard and Great Senica Highway, both having Ride On bus stops.

Regarding schools, for elementary kids, there's Rachel Carson and Diamond Elementary School. Lakeland Park Middle School is for middle schoolers, and QO and Northwest High Schools are for the big high schoolers.
